Built on a triangular site on the former site of the Perry Lakes Commonwealth Games Stadium (1962) this project embraces the International Style historical context of Floreat whilst creating maximal amenity from a highly constrained lot. The architectural solution integrates a complex programme, considers the specifics of site and the spatial forms speak to the Sicilian heritage of the client. Voids and recesses that allow light to penetrate deep into the plan then perforate the subsequent mass. The form is manipulated using a strategy of layering and pathways. This combination of balconies, terraces, extended walls and louvres are cleverly tied together with elements that manipulate the perceived scale of the project.
maarch* navigated through a multi-layered approval process with a considered and thorough design for what was a three storey mass over considerable height changes from front to back of the site and across. Darker box elements are layered behind the vertical frame of the townhouses that in itself ties in with the horizontal elements of the corner house to give a contiguous form with a civic quality. The result is a lightness of form that belies the intensity of programme. A laneway services garages at the back of the site, where the building height is three storeys. At the front (Humanity Avenue) is the face to the street, where a three level facade is permitted. The intensive programme was achieved through a clever arrangement that still managed to fall within height and setback requirements. Only minor points of negotiation were required allowing a smooth and timely approval.
