Role: Architect, Lead Consultant and Interior Design 
During the site analysis process a number of key factors which would determine the built form were identified:

Site orientation and topography
The site is orientated east west and the topography falls down to the south west. This meant that the overshadowing to the southern neighbour would be a major factor in determining the built form.

Density
The proposed site is a R160 site as is the northern bounding property, however the southern and western neighbours have a lower R60 density coding.  A sensitive aproach to the transition between densities would need to be considered.

Solar Access/future development
Whilst it is acknowledged that the site is orientated in such a way as to maximise northern sunlight, consideration needed to be given to the future access to northern sunlight to habitable rooms and balconies. The northern property being R160 has no limit to the amount in which it can overshadow the proposed development. The developer to the North is anticipating developing in the next 5 years, and as such we need to consider the future amenity to the occupants of the proposed dwellings. During investigation, it was determined that if the northern property developed to its allowed 5 storey height, only the topmost floor of the proposed development would recieve any northern sunlight during the winter solstice.

Existing trees
Retaining existing verge trees is an important element to maintaining the leafy streetscape, which meant considering vehicle access via the existing crossover location to the north. Additionally the neighbours to the West and South have large established trees and consideration is needed to ensure minimal impact during construction.


The Peace Memorial Rose Garden located across the street from the proposed site has high aesthetic, historic, social and cultural heritage significance. 
Being a distinctive characteristic of the area, the proposal bears an extension of the garden with vertical pocket gardens carved out of the built form.
The gardens puncturing through reduces the visual and physical bulk for the benefit of the urban form. The design integrates native trees and mass planting contributing to the local character of the green neighbourhood.
